Lower Street closure postponed to the new year

Roadworks originally scheduled to start along Lower Street at the end of this month have now been delayed until the new year, say Cadent.

4 week closure in January

The utility company now plans to close Stansted Mountfitchet’s Lower Street on Monday, 6th January 2025 for about four weeks.

The utility company say a delay in other gas pipeline work elsewhere, along with a desire not to run roadworks through the Christmas holidays, has led to the postponement.

Cadent have submitted the paperwork to Essex Highways to have the necessary changes made to the Temporary Prohibition of Traffic Order currently issued for these roadworks.

High Lane & Grove Hill effected

Essex County Council had issued a Temporary Prohibition of Traffic Order (2024) allowing Cadent to shut Lower Street from Monday, October 28th.

The terms of that order would have seen Lower Street closed to traffic from its junction with Chapel Hill to its junction with Grove Hill – a distance of approximately 80m – for up to 29 days.

The closure is required for the safety of the public and workforce while new connection works are undertaken by Cadent.

That original order planned for an alternative route to be in operation via Chapel Hill, Cambridge Road and vice versa (with access only into High Lane and Lower Street).

If the order is extended or renewed, under its terms access for emergency service vehicles and pedestrians would be maintained at all times during the roadworks.

Possible compensation

If the roadworks last beyond 28 days, business in the area may be eligible for compensation from Cadent. The Utility company’s website explains how to do so.

Business support

Cadent say if  their work takes more than 28 days, and your business relies on customers visiting the affected premises to trade, then you may be able to claim compensation.

Certain criteria has to be met in order to make a claim.

  • Our work must have taken more than 28 days to complete
  • Your annual turnover must be under £1.77million (excluding VAT)
  • Any loss to trade must exceed 2.5 per cent of the annual turnover of the business.
  • The loss to your business must be more than £500
  • Any loss must be as a direct results of our work
